Make An Offer

Finding the right home sparks a mix of excitement and anticipation. It's time to make it yours. Crafting a competitive offer is where your Realtor's expertise becomes invaluable. They will guide you through the process, ensuring your offer is attractive yet fair, considering the market conditions and the specifics of the property.

Crafting Your Offer: Your Realtor will advise you on the offer's components, including the price, contingencies (like financing and inspection), and any personal touches to make your offer stand out.

Topics to Discuss with your Agent

  • Submit an updated pre-approval from your lender
  • Buyer’s Contact Information (who is signing)
  • Select Closing Attorney
  • Due Diligence Date  (time needed for property inspections)
  • Settlement Date  (typically 45 days for financing)
  • Sales Price
  • Will you be asking for money from seller towards closing costs?
  • Will you be asking for a Home Warranty?
  • Due Diligence Fee (typically paid to seller and non-refundable)
  • Amount of Earnest Money Deposit
  • Discuss How you want your Deed to be written
  • Discuss items that will or will not convey with the property
  • Choose inspectors, surveyor, etc.


Enter the Negotiation Phase:

When a buyer submits an offer on a home, the seller has several options:

They can accept the offer as-is, make a counteroffer, or reject it altogether.

We will review and discuss the sales price, due diligence amount, earnest money, the due diligence time frame, settlement date, and additional terms of the offer. Your Realtor will negotiate on your behalf, aiming to reach an agreement that meets your needs and expectations.
