What Are The Risks Of Pricing Your Home Too High?
Once your home is in marketable condition, listing documents have been completed, measurements and professional photos have been taken, your property is ready for the MLS (Multiple Listing Service).
First impressions are important!
The first few days on the market are crucial for attracting new buyers, and it's important your home is ready for showings as soon as it's listed. While your home is on the MLS, I'll keep you updated on local market conditions, trends, and recent sales.
When an interested buyer submits an offer, you are able to accept, reject, or counter. Once an offer is accepted, the due diligence period will begin. During this time, a buyer may wish to inspect the property.

Once your offer has been accepted, and all paperwork has been signed by both parties, the buyer and seller enter into a contractual agreement, known as being "under contract." During this time, you might give a due diligence and earnest money deposit to show good faith.
The sale isn't final just yet. As a buyer, the due diligence period initiates a time where certain conditions are fulfilled before closing. Contingencies may include securing a mortgage, having an appraisal, completing a survey, or having a property inspection. As requirements are met, you will move closer to the closing date where ownership officially transfers.
What to expect while Under Contract
As you prepare for closing, there may be a few
items to finalize before your settlement date.
Once these conditions and provisions have successfully been made,
you are officially ready to close on your home. You will sit down with your closing attorney and sign the paperwork to transfer the ownership of your home to the buyer.
Once the deed has been recorded, it's time to celebrate!
