When an interested buyer submits an offer, you can choose to accept, reject, or counter. If you counter, you’re essentially rejecting the buyer's inital offer and making a new offer with your terms (such as a different price, closing date, or contingencies). The buyer can then accept, reject, or counter back. This back-and-forth is a normal part of negotiations until both parties reach an agreement, or decide to walk away.

Once your offer has been accepted, and all paperwork has been signed by both parties, the buyer and seller enter into a contractual agreement, known as being "under contract." The sale isn't final just yet. As a seller, the due diligence period initiates a time where certain conditions are fulfilled before closing. Contingencies from the buyer may include securing a mortgage, having an appraisal, completing a survey, home and property inspections, possible repairs, and a title search. As requirements are met, you will move closer to the closing date where ownership officially transfers. What to expect while Under Contract

As you prepare for closing, there may be a few
items to finalize before your settlement date.
Once these conditions and provisions have successfully been made,
you are officially ready to close on your home. You will sit down with your closing attorney and sign the paperwork to transfer the ownership of your home to the buyer. Once the deed has been recorded, it's time to celebrate!
